Japanese property group Tokyo Tatemono targeted by UK activist fund

A UK-based activist fund has taken a stake in one of Japan’s biggest property groups and is calling for divestments and a strategy overhaul, as foreign investors continue to pressure the country’s boardrooms.

Palliser Capital has taken a position in Tokyo Tatemono to become a top-15 shareholder, according to people familiar with the fund.

The real estate company, founded in 1896 and owner of some of the country’s most prominent buildings, including Otemachi Tower in the capital’s business district, is the latest in a lengthening line of property groups targeted by activists. Japanese companies have been under growing pressure to improve market valuations, raise corporate governance standards and increase returns on equity.

People familiar with Palliser’s thinking said the fund saw a yawning discount between Tokyo Tatemono’s intrinsic value, which Palliser put at $6.4bn, and its market capitalisation of $3.3bn. It recognises some attempts by the property group to address this discount but aims to press for an acceleration.

Palliser is said to want a clear road map for identifying non-core assets, disposing of unnecessarily held properties and unwinding a significant portfolio of equity stakes in other listed companies. The largest of those cross-shareholdings is a roughly 5.3 per cent stake in Hulic, a Japanese property group with close ties to Tokyo Tatemono.

Palliser is expected to unveil its investment at the 13D Monitor annual activist investor gathering on Tuesday in New York. The fund, said the same people, has compared Tokyo Tatemono’s position to that of Japan’s biggest property group, Mitsui Fudosan, targeted by US activist Elliott Management this year.

Palliser believes the two companies share similarities in terms of asset mix, low asset turnover and potentially unrealised gains, but Mitsui’s valuation has increased since Elliott’s campaign and the company’s decision to launch a new strategic plan and a shareholder capital return programme.

Despite the public pressure being brought to bear, contact between the Palliser and Tokyo Tatemono’s top management has been constructive, said the people familiar with the activist investor.

It is the fund’s second big investment in Japan in the past 12 months, after it targeted Keisei Electric Railway, which runs trains in Tokyo, including one of the main lines from Narita airport into the city centre.

In a recent report on the continuing rise of investor activism in Japan, CLSA’s chief Japan equity strategist Nicholas Smith noted that in the first three months of 2024, the number of activist events was 156 per cent higher than in the same period a year earlier. Crucially, there had been a qualitative change in activism, he said.

“Activism is . . . now about unbundling directionless conglomerates and agitating for mergers in mature sectors with diffuse market share,” said Smith. “Both are critical issues for the Japan turnaround story. Prominent activists have demonstrated leaving companies in better condition than they found them, so have government support.”

Palliser declined to comment on the stakebuilding. Tokyo Tatemono did not immediately respond to a request for comment.

So we found the cheapest places to buy your spooky sweets this week to save you splashing out – and prices start at just 59p.

Another bargain deal we found was in Sainsbury’s, where a whopping 800g bumper box of Haribo Starmix costs just £5 with a Nectar Card.

These are currently the cheapest places to buy these sweet brands in bulk.

There are also a wide range of spooky sweets selling for bargain price in shops like Aldi, Poundland and Asda.

Their quantities are smaller, so might require you to stock up on a couple bags, but include spooky editions of brand favourites.

For example, you can also buy 160g packets of Haribo Monsters and Skeletons for the cheapest price in Aldi at just 99p.

Poundland is also a strong contender with all kinds of gruesome treats, such as eye balls and blood bags, selling for £1.

Keep in mind that supermarket prices can change day to day and vary between stores.

So it’s always a good idea to check prices online before you shop – or visit a comparison site like Trolley to sweep the best deals.

THE Boulevard Hotel in Blackpool was named the best Luxury Lifestyle Hotel in the UK at an awards show in Northern Ireland.

It beat the likes of The Ritz Hotel in London, The Caledonian in Edinburgh and The Chelsea Harbour Hotel & Spa to the top spot.

The Blackpool-based hotel scooped two other awards, including being named the Best Luxury Hotel in Northern Europe for the second year running and having the Best General Manager in Northern Europe.

Each of the nominations were evaluated based on several criteria, including luxury, presentation and guest feedback.

Over 300,000 guests and industry experts then voted on each of the nominations to name the winners.

Located on Blackpool‘s Ocean Boulevard, the aptly-named Boulevard Hotel first opened to the public in 2019.

Guests can book to stay in seven different types of rooms, including 120 Stylish Rooms, eight Junior Suites, two Park View Suites, eight Coastal Suites and family rooms.

Each of the rooms features bespoke artwork, including handmade furniture.

The Park View Suites have views overlooking Pleasure Beach Resort, one of the country’s best-loved seaside attractions.

These suites also have a separate living room, designer toiletries, bathrobes, slippers and a bottle of prosecco on arrival.

Meanwhile, the Coastal Suites have sea views and come equipped with an espresso machine, complimentary wine, luxury linen and Hungarian down duvets.

The £12 million hotel also has a restaurant called Beachside, which has enough space to seat 120 guests.

The Boulevard Hotel is a one-minute walk from Blackpool Pleasure Beach Resort, a seaside theme park that has a host of A-list fans.

Tim Burton, who is arguably the town’s biggest fan, first visited Blackpool in 2006 to watch The Killers perform.

The Hollywood Director visited Blackpool last year when he was filming Beetlejuice Beetlejuice, boarding the theme park’s haunted ghost train for inspiration.

Other A-listers have been spotted in the northern seaside town, including Robbie Williams and Samuel L Jackson.

During my stay at the Boulevard Hotel, I enjoyed one of their 120 stylish rooms, which boasted stunning views of the coast and was just a stone’s throw from the iconic Blackpool Pleasure Beach—you could even see the rollercoasters from the hotel windows!

The spacious Coastal suite was the perfect retreat after a thrilling day at the park and was tastefully designed using British decor and Designers Guild fabrics.

My husband and I welcomed the cozy down duvets and goose feather pillows after a day of sea air and exhilarating rides.

Though we didn’t stay in a family room, I’d happily return having seen the 6ft bunk beds that came with their own TV, lighting, and charging ports.

Despite the 90-seat capacity, the signature restaurant, The Beachside had a romantic ambience, with breathtaking sunset views.

The menu featured nostalgic but elevated seaside classics and all courses were made from locally-sourced ingredients that celebrated the rich flavours of Lancashire.

For starters, I enjoyed crisp morsels of monkfish “scampi”. For my main, I savoured a slow-cooked braised beef cheek, and I couldn’t resist finishing with a sticky toffee apple crumble!

I can see why The Boulevard Hotel has been named the Best Luxury Lifestyle Hotel in the UK.

Meanwhile, this theme park is the best value in the country and has the shortest queue times.

And this award-winning theme park is opening a new £300m attraction in the UK.
