It is even better when your neighbours also take care of their gardens by cutting away any overhanging trees or shrubs that start making their way into your garden.

What are my rights if my neighbours’ plants are growing on my property?

A property expert from HBC Widdows Mason has shared advice on how to deal with neighbours and their gardens.

You do have the right to cut back any branches that are crossing into your garden but there are a few rules you should keep in mind.

Natalie Welsh, the head of property lawyer at HCB Widdows Mason, has shared advice on how to keep the peace when someone’s shrubs and trees are growing in your garden.

She said: “It can be really frustrating when branches or plants from your neighbour’s garden start to spill over into your space.

“In England and Wales, you’re allowed to cut back any branches that cross onto your property, but only up to the boundary line.

“Just make sure you don’t step onto your neighbour’s land or damage the tree itself.

“It’s always best to have a friendly chat with your neighbour first.

“Let them know what you’re planning, especially if you think you’ll need a tree surgeon.

“If the branches are overhanging onto your side, you’re responsible for the cost of having them removed, not your neighbour.

“Once you’ve cut them back, you’re also responsible for getting rid of the branches properly.

“The cut branches belong to your neighbour, you can offer to return them, but you mustn’t just throw them back over the fence – that’s fly-tipping, which is illegal.”

If your neighbour says they do not want to cut branches, then you have to get rid of them yourself.

This can be done by putting them in your garden waste bin or by taking them down to your nearest recycling centre.

Natalie added: “The obligations for maintenance can change over time and responsibility is often poorly documented.

“If any plans associated with the property show ‘T’ marks on the title documents (your conveyancer can advise you), then this is usually an indication of the boundaries that you are to maintain and repair.

“If there are no such ‘T@’ marks and the title is silent as to boundaries, then it is usually the case that the boundaries are considered party boundaries.

“This means that the responsibility to maintain the boundaries is shared evenly with adjoining properties.”

Natalie mentioned how talking to your neighbour can help you get a clearer understanding of boundaries and avoid any disputes in the future.

The Archbishop of Canterbury has been accused of sending a ‘deeply troubling message’ by posing next to the fully-covered wife of an Islamic cleric who honoured Osama Bin Laden.

Dame Sarah Mullally was pictured with Hafiz Tahir Ashrafi, a 68-year-old Pakistani cleric, and his wife, who wore a niqab that concealed the entirety of her face apart from her eyes.

Critics say the Archbishop, who pledged to speak out against misogyny when she took up the role in January, had effectively ‘condoned’ the repression of Muslim women and caused ‘serious reputational damage’ to the Church of England. 

Mr Ashrafi was handed the Hubert Walter Award for Reconciliation and Interfaith Co-operation, having allegedly promoted harmonious relationships between different religious groups.

Yet just days after the awards ceremony took place at Lambeth Palace, the first female Archbishop of Canterbury found herself under fire for including Mr Ashrafi, who it was revealed had bestowed an honour on the Al Qaeda chief while he remained a fugitive following 9/11.

The fact the ceremony took place last Friday – on the 25th anniversary of the September 11, 2001 terror attacks – only exacerbated matters further. 

Lambeth Palace subsequently withdrew the award, but the Archbishop has since been accused of not issuing a formal apology – or of acknowledging concerns around the ‘dignity and freedom of women’ conveyed by the photograph. 

Notably, Mr Ashrafi’s wife was not named in any caption attached to the image. A second woman seen in photographs from the event, believed to be his daughter, has also remained anonymous.

Shadow Home Secretary Nick Timothy has criticised the Archbishop for ‘condoning’ the repression of Muslim women

Now Nick Timothy, shadow home secretary, and Rebecca Paul, shadow culture secretary, have formally written to the Archbishop to complain over the matter. 

They wrote: ‘The Church of England teaches the equal dignity and worth of men and women. Yet you presented the award alongside Mr Ashrafi’s wife, whose face was concealed by a niqab so that only her eyes were visible and Lambeth Palace subsequently published that image.

‘This could appear to condone one of the most repressive manifestations of Islam, one that denies women basic freedoms over how they dress, whether they may show their faces and how they interact with others.

‘At this very moment, women in Afghanistan face violence for refusing to cover, while women in Iran have been imprisoned and brutally attacked for resisting compulsory veiling.

‘Nor is coercion confined to other countries: many women and girls in Britain also face coercion and cultural pressure to veil themselves too. 

‘It is important for you to reflect on what message this conveys to women fighting for the freedoms that we take for granted.’ 

Posting the image of the Archbishop with Mr Ashrafi and his wife wearing a niqab to his X account, Nick Timothy commented: ‘When I see a woman in a burqa, I see a human being in a ball and chain.’

After the incident came to light, Tory MP Neil O’Brien said: ‘I think the niqab is oppressive and makes women second class citizens. It is clearly not required in Islam. While this is a free country, it should be discouraged at all levels.’

Meanwhile Tory leader Kemi Badenoch wrote on X: ‘Yes, the church might have been ignorant of some facts, but the presence of a woman with a full face veil, covered head to toe, in an outfit widely known as a visible symbol of female oppression should have given pause for thought.’

She added that the choice to bring Mr Ashrafi to Lambeth Palace amounted to a ‘significant lapse’.

In the hours after receiving his award, video emerged of Mr Ashrafi praising his wife – who is seen in one image wearing the honorary medal – for her ‘support’.

He said: ‘And because the lady – the Archbishop – is a woman, I said it’s been 32 years since I got married, and if my wife hasn’t supported me in all my highs and lows, and my daughter too from one point, maybe I would not have reached this stage today. And that’s why I got my wife to collect the award.’

But just days later, Lambeth Palace contacted Mr Ashrafi to inform him the award had been withdrawn after it emerged that the group of Islamic scholars he chairs in Pakistan had previously given its highest honour to Osama Bin Laden. 

The Ulema Council gave Bin Laden a religious title meaning ‘Sword of Allah’ in retaliation for Britain awarding a knighthood to Satanic Verses author Salman Rushdie.

Mr Ashrafi said in June 2007: ‘We are pleased to award the title of Saifullah to Osama bin Laden after the British government’s decision to bestow the title of ‘Sir’ on blasphemer Rushdie. This is the highest title for a Muslim warrior.’

He added: ‘If a blasphemer can be given the title ‘Sir’ by the West despite the fact that he’s hurt the feelings of Muslims, then a mujahid who has been fighting for Islam against the Russians, Americans and British must be given the lofty title of Islam, Saifullah.’

Other evidence of Mr Ashrafi’s questionable views also came to light. 

Earlier this year, at the start of the Iran war, the cleric shared an anti-Semitic conspiracy theory that the US and Israeli missile strikes were part of a plot to eventually take control of his own country.

‘Under the cover of Iran, the target of the Jews and Christians is nuclear-armed Pakistan,’ he said, before praising Iran’s ‘mujahideen’, or religious warriors, who were ‘standing like a wall of lead against Jews and Christians’.

According to the Times of Karachi, he also called the assassinated Ayatollah Khamenei a ‘martyr’, while following the devastating attacks of October 7, 2023, he described the Hamas terrorists as ‘Palestinian freedom fighters’.

Mr Ashrafi said of those who oppose blasphemy laws: ‘We will break that hand, if you used your tongue against Islamic clauses, we will cut that tongue, if you directed your eyes towards Islamic clauses, we will take your eyes out.’

A spokesperson for Mr Ashrafi said: ‘Regarding Osama bin Laden, Ashrafi’s remarks have been presented without their proper context. 

‘His comparison was not an endorsement of bin Laden; it was made in the context of explaining the hurt felt by many Muslims over the British honour given to Salman Rushdie. 

‘His longstanding record against terrorism and violent extremism should be considered when assessing such remarks.’

The spokesperson added: ‘The decision of Ashrafi’s wife and daughter to observe hijab is their personal and religious right.

‘Ashrafi also dedicated his recent Hubert Walter Award to his wife, acknowledging her support and contribution throughout his work.’

A spokesperson for Lambeth Palace said: ‘We fully recognise the widespread concern caused by the inclusion of Imam Ashrafi in last week’s Lambeth Awards ceremony.

‘After his previous comments came to light we rescinded the award as quickly as possible. 

‘Lambeth Palace is reviewing how this particular award came to be given – and our wider nomination and vetting processes – to ensure that lessons are learned for the future.’

ITV’s two-part documentary about an unsolved murder from 40 years ago is the latest true crime offering to hit the Netflix TV top 10.

The Real Unforgotten – whose title, perhaps unnecessarily, refers to ITV’s hit crime drama – retreads the chilling murder case of Carol Morgan, attempting to mount a fresh investigation into her death. 

The series reveals numerous police blunders in the initial investigation in 1981, when the 36-year-old convenience store owner was found brutally murdered in the stockroom of her shop in Linslade, Bedfordshire.

A killer, who has never been caught, used an axe or machete to attack Carol before stealing £435 in cash and 1,400 cigarettes.

Carol’s husband, Allen, was on a cinema trip with their two children. The documentary details how the police went on the working assumption that this was a robbery gone wrong.

Allen and his mistress, Margaret Spooner, were not formally questioned under caution at the time.

Instead of eyeing up Allen, the police chased down a reported sighting of a man with carrier bags getting into a car – even though Carol was seen alive after this man was spotted in the vicinity. 

Years later in 2018, the case was given a pair of fresh eyes and all the existing evidence re-examined. They were starting on the back foot because all the forensic evidence had somehow gone awry. 

Former Detective Superintendent Carl Foster, who was the senior investigating officer and saw the case through to his retirement, told the BBC it was ‘old-fashioned detective work’ they had to rely on, with the lack of a forensic breakthrough in the offing.

‘Knocking on doors, re-interviewing people and seeing what changed,’ he recalled in a 2025 interview with the Beeb. ‘We always had a really strong circumstantial case, but you need direct evidence.’

So the team started looking into long-unanswered questions, like why did Carol’s husband Allen report the murder to police using a neighbour’s phone when he had his own? What about the life insurance policy linked to their shop? 

And would a legitimately grieving widow sell up shop posthaste and tie the knot with his mistress?

One new piece of evidence ‘blew the case wide open’ – a woman called Jane Bunting, who was a teenager when the murder took place, recalled being asked by Allen if her ex-boyfriend knew anyone who could kill.

She later told Luton Crown Court: ‘He’d say, “I hate Carol”, “I don’t want to be married to her”, “I wish she’d die”, “Wouldn’t an accident be nice?”.’

Cut to 2024, when Allen was found guilty of hiring a hitman to murder his former wife Carol. His current wife Margaret was found not guilty of the same charge.

Allen was jailed for life with a minimum of 22 years. Former Det Supt Foster has since said that he remains hopeful Allen will one day reveal who he hired to kill his wife. 

He said: ‘I feel hugely proud of what the team achieved just through their tenacity and that old-fashioned police work. We just kept grinding away and eventually we got there.

‘What was in my thoughts were Carol’s biological children, who have to come to terms with the fact that the man they called dad murdered their mother… Where do they start putting their lives back together?’

The incident happened during the first day of the summer holidays

A mum claims she was forced to quit her job after her car was crashed into by a lorry. Chantelle Sandy says her car was crashed into by a DHL vehicle outside her Trumpington home, leaving her without a way of getting to work.

The 33-year-old single mum claims her BMW car was parked outside her house on a pavement when the HGV hit it at the start of the school summer holidays. The BMW was damaged significantly and was written off.

Chantelle says she was offered a courtesy car for two weeks, but was then left without a vehicle for the rest of summer, which she says “ruined a lot of our plans for the holidays”. The mum, who works as a school caterer in the Thetford area relies on her car to get to work.I

She said the stress of it all, combined with not having a car led her to quit her job. She said: “I was off for the holidays luckily, but trying to work out a plan to go back to work and the amount of stress it caused me, I just didn’t feel like I could return to work. There was no way I could get where I needed to be with public transport in time to do my job.”

Ms Sandy had spent five years paying off her car and claimed she received less than half the money she had paid. When the payout came through, she was able to get new car but not in time for the start of the school year.

She added: “I worked really hard to get that car and the car I have got now, yeah it’s a car, but it’s not the car that I should have or that I worked for.”

A spokesperson for DHL Supply Chain said: “We apologise for the inconvenience caused to Ms Sandy. We managed the incident swiftly and it is now being handled by the relevant insurers.”

When reality star Thomas Skinner furiously snatched a journalist’s phone during an interview ahead of his Strictly Come Dancing debut last year – and then admitted he’d cheated on his wife just weeks after his wedding – the series was mired in scandal before it had even begun.

Now, as the former jewel in the BBC’s ever-depleting crown prepares to return for its 24th series, bosses are determined that history will not repeat itself.

For insiders at the usually press-friendly show have told the Daily Mail that ‘the shutters have been firmly pulled down’ as bosses are ‘desperate’ to keep journalists at arm’s length to prevent any further scandal leaking into the public domain.

‘After last year, bosses are terrified of another Thomas Skinner-style farce hitting the show before it has even begun and are doing everything in their power to avoid any controversy,’ our source told us.

‘The show is on its knees already – they know one more blow could finish it off.’

Instead, influencers have been welcomed into its Elstree Studios to promote a ‘squeaky clean’ and ‘curated’ image for the show on social media.

This year, the corporation has officially partnered with social media giant TikTok in a bid to reach a younger audience. The less social media savvy contestants – actress Jaime Winstone, 41, actor Lawrence Robb, 34, winter Olympian Tabby Stoecker, 25, and Gavin & Stacey star Melanie Walters, 64 – have all been set up with TikTok accounts.

Strictly’s professional dancers have also been undergoing TikTok training, while the celebrities have been encouraged to get on board.

‘The BBC are chasing a younger audience. They have pulled in social media giants TikTok to try to overhaul their image,’ the source adds.

‘They have lost the interest and trust of some of their once loyal older viewers. Now they’re trying to grab a new one and are throwing everything at it.’

And so, in a striking departure from the traditional Strictly launch, the annual press day was not filled with entertainment journalists firing questions at the new stars but Gen Z content creators. They sat down with contestants to film interviews for their own social media channels.

The questions were hardly probing. ‘Which themed week are you most looking forward to?’ was one. ‘Which song would you like to dance to?’ another.

Any awkward probing in relation to previous scandals or even what goes on behind the scenes was noticeable by its absence.

Strictly’s new presenters – Emma Willis, Josh Widdicombe and Johannes Radebe – have all been getting involved in TikTok challenges and dances, while the BBC has been churning out at least one piece of social content a day.

The show has increasingly cast contestants with substantial online followings – Joe Sugg in 2018, Saffron Barker in 2019, HRVY and Jamie Laing in 2020, Zara McDermott in 2023 and Tasha Ghouri in 2024.

Amber Davies and George Clarke continued that trend last year.

And this year, there’s more than ever. Love Island winner Cach Mercer, 25, influencer Dani Dyer, 30, Instagram star Chris Appleton, 43, and YouTuber John Nellis, 33, will all be competing for the glitterball.

The new professional dancers joining the show also appear to fit neatly into this new social-media era. Five new pros – Aleksandra Isaeva, 22, Cristian Priori, 34, Lethabo Monametsi, 23, Maddie Ingoldsby, 21, and Mark Karmalita, 22 – will make their Strictly debut tonight.

They replace established favourites including Nadiya Bychkova, 37, Karen Hauer, 44, Michelle Tsiakkas, 30, Luba Mushtuk, 36, and Gorka Marquez, 35.

The new dancers are all accomplished performers in their own right. But they also come with something that has become increasingly important to the BBC: sizeable social-media potential.

Maddie and Aleksandra are both already fully-fledged influencers with hundreds of thousands of followers between them while Cristian, Lethabo and Mark appear to be building online followings.

The shake-up has sparked an ageism row, with questions raised over the decision to replace established professional dancers with a younger generation. But the new intake certainly fits the BBC’s desire to make Strictly more social-media friendly.

And this presents another headache for the corporation.

Because what happens when their Strictly stars are also influencers with lucrative commercial deals?

BBC rules state that talent should not seek to capitalise on their fame from appearing on its programmes.

However, the corporation has previously allowed stars to promote brands on social media where commercial relationships pre-date their BBC appearances.

For Strictly’s new generation of social-media stars, that means having to strike a careful balance between feeding their audiences, satisfying brand partners and promoting the BBC show – without crossing its commercial guidelines.

Perhaps unsurprisingly, then, Strictly’s new strategy comes after a period in which the programme has faced unprecedented scrutiny.

Skinner’s clash with the press was only the latest headache.

Last year, former contestant Wynne Evans was recorded by our colleague Dolly Busby for The Mail on Sunday making an offensive sexual remark at Birmingham Arena while celebrities and dancers posed for a group photograph for the Strictly tour. He was subsequently dropped as a BBC radio presenter.

But the biggest crises occurred in the 2023 series, after which two celebrity contestants made serious accusations about their professional partners.

Amanda Abbington quit the series early, going on to accuse her professional partner Giovanni Pernice of ‘abusive and cruel’ behaviour.

A forensic internal investigation in 2024, costing around £250,000, subsequently upheld some of her complaints, though not the most serious allegations.

The same series also saw the sacking of professional dancer Graziano Di Prima, after he admitted to kicking his celebrity partner Zara McDermott during rehearsals.

The fall-out forced Strictly to introduce new duty-of-care measures, including chaperones, the presence of a member of the production team during rehearsals, and increased support for celebrities and professional dancers in the form of two dedicated welfare producers.

There were even concerns that the controversy surrounding the show could deter future celebrities from signing up.

And then came the loss last year of two of its most familiar faces, with long-running presenters Tess Daly and Claudia Winkleman stepping down after over 20 years together.

Little wonder Strictly bosses are keen to start afresh.

As to the wisdom of the BBC flooding social media with carefully packaged content from a show whose greatest strength has always been its live, unpredictable magic, time – and viewing figures – will tell.

Hundreds of guests were evacuated from the hotel in the middle of the night after a fire broke out around 1am.

Hundreds of sleeping guests have been evacuated following a massive hotel fire. Fire crews are still battling a blaze which broke out overnight at the Grand Burstin Hotel in Folkestone, Kent, forcing dozens of guests from the site.

The fire is understood to have erupted in the basement of the Kent seafront spot at around 1am, with locals taking to social media to share photos of the incident from afar. The public is urged to steer clear of the area.

More than 25 fire engines were sent to the scene at the height of the blaze with crews wearing breathing apparatus working tirelessly to bring the flames under control, Kent Fire and Rescue Service said.

The cause of the fire has not yet been established. Seven fire engines and a height vehicle remain in attendance, according to the Mirror.

A Folkestone and Hythe District Council spokesperson said: “A fire is ongoing at the Folkestone Grand Burstin Hotel. We are operating a welfare centre at Three Hills Sports Park for people being evacuated from the site, where we are providing support to those affected. We are supporting all emergency services involved in the response and their efforts to get people to safety.”

The fire is believed to have started in the basement of the property, Kent Fire and Rescue Service said. The site has 550 guest rooms and event spaces holding up to 300 people. The building was fully evacuated, with 280 people told to leave.

Footage shared on Facebook showed flames tearing through what appears to be the hotel’s basement as firefighters got to work. New pictures show the aftermath of the fire this morning, with a section of the building appearing to have been badly damaged, windows destroyed and blackened areas visible inside.

What appears to be a ground floor seating area has been left gutted, with tables and chairs visible among the damage.

An American hotel guest said he escaped the building via a fire escape at around 1.15am before hearing what he believed were “a couple of explosions”.

Jeff Gardner, 44, from Texas, said over a hundred people had rushed out of the hotel in the early hours of the morning, with many left waiting for hours before being given somewhere to stay.

The mother of a missing teenage girl last seen at a city bus station has issued a tearful appeal for her return eight days after she left her family home.

Lillia, 13, from Bolton, Greater Manchester, was reported missing by her family on September 11.

Police have been urgently appealing to the public for help locating her after she vanished more than a week ago.

This week her mother, Jessica, sobbed as she sat next to Chief Superintendent Helen Critchley, who read out a heartbreaking statement on her behalf.

‘Lill, I love you so so much. My heart is breaking without you here,’ she said.

‘I need to know you are safe. We all need you back home safe and well.’

In an update on Saturday, Greater Manchester Police (GMP) said Lillia was last seen at Manchester Piccadilly bus station at 10.36am of Monday, September 14.

CCTV footage from the bus station shows Lillia wearing a black zip-up hooded top, dark trousers and a black Nike backpack. She is believed to have boarded the number 36 bus in Salford and alighted at the station.

Lillia is described as white, slim, around 5ft 5in, with light brown hair and glasses.

Greater Manchester Police said on Saturday the teenager was last seen at Manchester Piccadilly bus station at 10.36am on Monday

Previously the last sighting they had of the teenager was at 1.50pm on Saturday at the Trafford Centre shopping complex – where she boarded the 247 bus towards Altrincham. At that time, she was wearing light blue baggy jeans.

Officers scouring CCTV footage identified a further sighting of Lillia at the McDonald’s in Manchester city centre’s Market Street on Sunday at about 8.20pm. 

Lillia’s aunt Nina posted on social media as part of the family’s appeal, saying she has no phone on her, very little money and no supplies other than her rucksack.

She added: ‘Lillia comes from a very loving family with a mum who does an amazing job and I couldn’t ask for a better mum for lil. 

‘I was with Lillia a few weeks ago and asked her how school and life was, she showed no concerns and said everything was good, I gave her a hug and told her to keep being good for her mam.

‘As a family we have no idea what has made Lillia become untraceable.’

She said the family are having sleepless nights and described the ‘heartbreak’ of Lillia’s mother as ‘horrific’. 

‘If anyone is with Lillia please tell her that she isn’t in trouble and once home everything will be ok.’ 

On Saturday, a large advertising board featuring pictures of Lillia was stationed in Piccadilly Gardens. 

Chief Superintendent Helen Critchley, of GMP, said: ‘I would like to take this opportunity to thank the public and the media for your continued support as we continue our inquiries to locate Lillia.

We are also mindful that Lillia could have travelled outside of the Manchester area and are keeping an open mind regarding this possibility.’

An AFP journalist reported that firefighters could be seen trying to extinguish the flames of a burnt-out fuel tank belonging to state oil and gas company Aramco.

The Saudi Civil Defence had sent out phone alerts overnight warning of potential danger in Riyadh and other regions, before issuing an all-clear on Saturday morning.

Residents told AFP on condition of anonymity that they had heard what sounded like a round of explosions echoing through the city after the alerts.

“In the direction of the airport we saw black smoke and fire,” one resident told the agency.

On Friday, the Houthis announced that they had thwarted Saudi attacks on the Yemeni capital Sanaa which they said bore the hallmarks of an Islamic State operation.

Houthi military spokesman Yahya al-Sarea said Saudi Arabia had carried out 300 strikes across Yemen during the past week.

He warned the reported attacks on Sanaa would “not go unanswered”.

The Houthis, who are locked in a civil war with Yemen’s internationally recognised government, recently seized control of the strategic port city of Mokha and Perim Island, a gateway to a key shipping route used by the Gulf state to export to Asia and Europe.

The group said the naval blockade was in retaliation for a Saudi blockade of ports and airports in Houthi-controlled north-western Yemen.

Saudi vessels have relied on that stretch of the Red Sea for oil exports since the US and Israel’s war with Iran effectively closed the Strait of Hormuz.
