BEYOND Developments unveils SIORA, a new coastal vision on Dubai Islands
BEYOND Developments has announced the launch of SIORA, a 2 million sqft beachfront masterplan on Dubai Islands, marking the company’s second major community reveal within a year and reinforcing its rapid expansion across the UAE’s waterfront real estate landscape.
The developer describes SIORA as a coastal sanctuary shaped by Japanese garden philosophies, centred on the principles of balance, clarity and the pursuit of Ikigai – the idea of finding purpose and fulfilment in everyday life. The masterplan aims to restore harmony between people, nature and place through architecture and landscape design that emphasise wellbeing and connection.
“Since its inception in 2024, BEYOND had an exceptional journey with nine launches in 2025 that delivered opportunities for a wider audience to experience a richer and more meaningful life,” said Adil Taqi, CEO of BEYOND Developments. “Today, I am thrilled to announce the launch of SIORA, the company’s second cluster masterplan and bold new expansion into beachfront destinations, spanning over 2 million sqft with 2.7 million sqft of GFA on the beautiful Dubai Islands.”

This coastal sanctuary is inspired by Japanese garden philosophy of finding purpose and fulfilment in everyday life, and reflects closely our long-term goal to elevate human life through every space we create and in every segment we operate in.”
The launch follows a year of significant momentum for the developer. Over the past 12 months, BEYOND has delivered nine project launches, welcomed residents and investors from more than 40 countries, and exceeded AED 10 billion in sales – a performance the company says reflects strong market confidence in its design-led approach.

Rooted in nature

SIORA dedicates more than 70% of its total area to green, open spaces with over 1.5 million sqft of landscaped environments designed to enhance comfort and connect residents with the waterfront. With six kilometres of continuous beachfront, the sea plays a central role in daily life and outdoor wellbeing.
Shaded pedestrian routes, landscaped terraces and thoughtfully placed vantage points create cooler microclimates while offering uninterrupted views towards the horizon. Artistic and cultural installations inspired by Japanese aesthetics will further define the public realm, introducing sculptural landmarks that elevate the community’s identity.
Sustainability via Japanese philosophy
The development integrates sustainability through three guiding natural forces:
- Kaze, which optimises coastal winds for natural ventilation
- Mizu, which uses water as a cooling and reflective element to regulate microclimates
- Kage, which leverages light and shadow to inform building orientation, shading and materials
Together, these principles create a coastal environment where design and nature operate seamlessly.
