Dubai branded residences pipeline set to grow 80% by 2030 – report

Dubai’s branded residences pipeline is projected to increase by around 80 percent to nearly 250 projects by 2030, according to market data from Dubai-based real estate consultancy VVS Estate.

Savills’ Branded Residences 2024/25 Report shows the global branded residences sector recorded growth of more than 180 percent over the past decade, with more than 700 completed projects and a further 790 in the pipeline.

The Savills report identifies close to 140 branded residence projects already active in Dubai, the highest concentration of such projects globally. It also shows that the EMEA region accounts for nearly 30 percent of total global branded residence supply.

Within EMEA, the Middle East represents around 12 percent of global branded residence inventory and is forecast by Savills to record the strongest growth, with supply projected to expand by approximately 120 percent by 2030.

Valentina Rusu, founder of VVS Estate said, “Cross referencing these findings with Property Finder’s 2,300 plus off-plan developments across the UAE further indicates that Dubai’s branded residences are projected to increase by 80 percent, potentially reaching 250 projects by 2030.”

Property Finder data highlights a number of branded residential projects with confirmed delivery timelines. These include Address Residences The Bay and St. Regis Residences Downtown in 2026, Vida Residences Dubai Hills in 2027, Palace Residences Dubai Hills and Six Senses Dubai Marina in 2028, and Address Residences Dubai Hills in 2029.

Property Finder data also shows that developers disclose construction progress and payment structures for these projects.

Projects combining residential, hospitality, wellness and commercial components are included within the branded residences pipeline. Lumena Alta by Omniyat is a 380 metre tower comprising a hotel, wellness facilities and commercial space.

“Branded residences go beyond luxury and sales; they represent value. Buyers are not just interested in purchasing a home, but investing in a lifestyle. The brand embodies a unique vision that leaves a lasting impact,” Rusu said.

VVS Estate data projects close to 250 branded and hybrid projects in Dubai by 2030, with longer-term projections indicating the potential for nearly 400 projects by 2035.
