Dubai real estate sales rise across luxury, affordable segments in 2025
The Dubai real estate market recorded strong sales activity across luxury and affordable segments in 2025, with leading developers driving transaction volumes and values.
According to new data, sales above AED15 million ($4.1 million) and below AED2 million ($544,588) both posted strong performance during the year.
Analysis by fäm Properties showed that Emaar maintained its market-leading position by sales value, project deliveries and new launches.
Data from DXB Interact indicated that Emaar generated AED65.8 billion ($17.92 billion) in sales during 2025, followed by DAMAC Properties with AED35.9 billion ($9.78 billion) and Binghatti with AED26 billion ($7.1 billion).
Emaar also closed the year with the largest number of homes under construction at 51,032 units. The developer delivered 27 projects comprising 7,318 units during the year and launched 54 new projects.
Binghatti recorded an increase in activity, climbing four places to become the top developer by total sales volume in Dubai. The company completed 17,061 transactions in 2025, ahead of DAMAC Properties with 15,393 deals and Emaar with 13,149.
2025 sees robust Dubai property activity
In the high-end segment for properties priced above AED15 million ($4.1 million), Nakheel led the market with sales worth AED16.9 billion ($4.6 billion) from 672 transactions. Emaar followed with AED15.7 billion ($4.3 billion) from 680 transactions, while Meraas recorded AED9.5 billion ($2.6 billion) from 289 deals.
For properties in Dubai priced below AED2 million ($544,588), Binghatti led sales with AED16.2 billion ($4.41 billion) from 14,627 transactions. DAMAC Properties followed with AED8.4 billion ($2.3 billion) from 6,828 transactions, while Sobha recorded AED8.3 billion ($2.26 billion) from 5,887 transactions.
Firas Al Msaddi, CEO of fäm Properties, said: “The fact that both the luxury and affordable sectors are delivering robust values shows that demand is not concentrated in one area. This points to a healthy, diversified market with steady demand from both investors and end-users.”
By projects delivered, Emaar ranked first with 27 developments completed during the year, followed by Binghatti with 12 and Azizi and Meraas with 10 each. Emaar also led by units delivered with 7,318 homes, ahead of Binghatti with 4,093 and Azizi with 2,633.
In terms of new launches, Emaar introduced 54 projects in 2025, followed by DAMAC Properties with 40 and Azizi with 30. Emaar also topped the rankings for active units under construction, followed by DAMAC Properties and Azizi.
