EXCLUSIVE: Dubai Islands’ LIV Oceanside residential project targets 2027 completion
LIV Developers announced on Tuesday the launch of LIV Oceanside, a new wellness-focused luxury residential tower on the Dubai Islands, as developers accelerate construction activity across the fast-developing island masterplan.
The company is targeting November 2027 for project completion, Ishan Khwaja, Director at LIV Developers, told Arabian Business in an interview. Foundation works and piling for the building have already been completed, he said.

LIV Oceanside will comprise more than 110 homes across 17 storeys, including one-, two- and three-bedroom apartments and bespoke duplexes with private pools. Prices start from about AED 4 million for two-bedroom units and AED 7 million for three-bedroom homes, Khwaja said.
The project introduces the developer’s LIV Lifestyle concept, which integrates wellness amenities and community-led programming into the residential environment.
Three full floors have been dedicated to wellbeing facilities including a full-service gym, a yoga studio, hydrotherapy and spa zones, meditation spaces and cold and warm plunge pools, the developer said in a statement.
“Our focus with this building was not just to provide amenities, but to make sure residents actually use them,” Khwaja said. “Many developments give you beautiful spaces that remain empty. What we are trying to do through LIV Lifestyle is activate those spaces through real programming.”
Residents will have access to curated fitness sessions, yoga classes, chef-hosted dining experiences and community wellness activities organised by the developer, he said.
“If you have a great outdoor gym, we bring a trainer. If you have a yoga deck, we curate sessions. This is all part of the lifestyle offering, not an optional extra,” Khwaja said.
The tower is located directly on the marina waterfront and will offer private marina berths and direct access to the Dubai Islands beachfront. It also includes a residents’ lounge designed for social and community gatherings.
“Buyers today want a complete lifestyle, not a standalone apartment,” Khwaja said. “They want wellness, social spaces, movement and access to nature built into the project itself.”
LIV Oceanside redefines waterfront wellbeing
LIV Oceanside forms part of LIV Developers’ wider waterfront development strategy across Dubai, which includes earlier projects such as LIV Marina, LIV LUX and LIV Maritime.
The launch comes as Dubai Islands gathers pace as one of the city’s most sought-after offshore development zones, with residential, hospitality and leisure projects moving from concept into construction.
The wider Dubai Islands masterplan includes marina districts, beachfront parks, golf courses and retail destinations aimed at establishing the area as a long-term residential and tourism hub.
“Dubai Islands has matured into a real destination,” Khwaja said. “You can visit today, you have beaches, parks, marinas and now major infrastructure links taking shape. That maturity is what gives buyers confidence.”
