ROSHN Group adds new housing options to ALDANAH development in Dhahran

Saudi real estate developer ROSHN Group has launched a new residential release at its ALDANAH community in Dhahran, introducing additional villa and duplex typologies as buyer interest in the development continues to build.

The latest release includes the DA3 Villa, a four-bedroom home with a built-up area of 275 square metres, and the DB2 Duplex, which offers three bedrooms across 246 square metres. The new typologies are intended to broaden the range of housing options available within the community and cater to the needs of households seeking different layouts and space requirements.

New homes boost ROSHN project

Located in Dhahran, ALDANAH benefits from a strategic position close to key business centres, educational institutions, entertainment venues and logistics hubs. The masterplanned community spans 1.7 million square metres and, once complete, will comprise more than 2,000 residential units across a mix of villas and duplexes.

ALDANAH has been designed to support an active and balanced lifestyle, with architectural concepts that combine traditional elements with contemporary design. Essential amenities, including mosques, schools and commercial centres, are integrated within walking distance, aiming to provide residents with convenient access to daily services and enhance overall quality of life.

The masterplan reflects ROSHN Group’s approach to people-focused urban development. Residential buildings account for 51 per cent of the total land area, while the remaining 49 per cent is allocated to public spaces, services and infrastructure. The community includes more than 145,000 square metres of green spaces, open areas and dedicated walking paths, encouraging outdoor activity and social interaction.

Planning has also focused on privacy, pedestrian safety and noise reduction. The placement of amenities, neighbourhood entrances and exits, and internal road networks has been carefully considered to create a calm residential environment while maintaining efficient connectivity.

Sustainability features prominently in the ALDANAH development. Homes are designed in line with advanced energy efficiency standards, incorporating modern insulation systems, solar-powered water heaters and high-efficiency concealed air conditioning. These measures are expected to reduce energy consumption beyond the requirements of the Saudi Building Code, supporting ROSHN Group’s sustainability objectives and alignment with Saudi Vision 2030.

ALDANAH was launched in April 2024, with construction commencing in May 2025. Since then, the project has recorded strong sales momentum, exceeding SAR 1 billion during Cityscape Global 2025. The performance reflects continued demand for integrated residential communities in the Eastern Region and growing confidence in ROSHN Group’s development model.
