Sobha Realty launches 20,000-home Sobha Sanctuary as its largest master-planned community in Dubai

The new development represents the company’s most ambitious vision yet for integrated, wellness-led living in the emirate.

Spanning a total site area of approximately 37.5 million square feet, Sobha Sanctuary is designed as a nature-rooted lifestyle destination aligned with Dubai’s vision for sustainable and resilient urban growth.

The community is expected to cater to around 20,000 families and generate long-term social, environmental and financial value.

At the heart of Sobha Sanctuary is a large destination park envisioned as the social, recreational and ecological core of the community. This central space is complemented by a Community Mall offering retail, dining and leisure, alongside a state-of-the-art Wellness Centre designed to anchor daily life around convenience and wellbeing.

The park features a wide range of active lifestyle amenities, including football grounds, running tracks, padel courts and a skate park.

From the central park, four continuous green corridors extend across the site, ensuring all residences benefit from access to nature, active spaces and uninterrupted green views.

These corridors form part of a six-kilometre Leisure Loop, which connects to a larger mobility loop and a nine-kilometre wellness loop around the perimeter of the development.

The community will include more than 50,000 trees, supported by an integrated blue-green network of shaded walkways, water features and landscaped promenades.

The masterplan is structured around a holistic wellness framework addressing physical, mental, social, environmental, economic and civic wellbeing.

Physical wellness is supported by extensive walking, jogging and cycling trails, sports zones, fitness studios and outdoor recreation spaces.

Mental wellness is prioritised through contemplative gardens, meditation zones, water features and quiet retreats, while social wellness is fostered through community hubs, public spaces, event lawns and cultural venues designed to encourage interaction across generations.

Environmental wellness is embedded through sustainable design strategies, energy- and water-efficient systems, biodiversity-rich landscapes and green corridors aimed at improving air quality and microclimate performance.

Economic and civic wellness are supported through mixed-use nodes, opportunities for local entrepreneurship, safe streets and thoughtfully designed public realms.

Sobha Sanctuary is planned as a fully integrated mixed-use destination, incorporating a world-class hospital facility, two international schools, a large retail offering and a benchmark wellness centre distributed across the site to ensure accessibility and convenience.

The development will comprise approximately 20,000 residential units, including around 18,000 apartments and 2,000 villas delivered across multiple phases.

The first phase of the launch will focus on villa living, with a limited release of around 250 units across villa categories.

Villas are planned within a forest-inspired landscape that balances privacy with community connectivity, with all homes enjoying direct access to open green spaces.

Architectural design follows a minimalist modern aesthetic, featuring clean lines, expansive windows, generous terraces and private courtyards to support indoor-outdoor living.

Beyond lifestyle considerations, the integrated green network also functions as ecological infrastructure, managing stormwater through bioswales, retention landscapes and water bodies, while supporting flood resilience, groundwater recharge and heat mitigation.
