Beal Homes urge landowner talks in bid to build new homes

The chief executive of Yorkshire-based Beal Homes has urged landowners to come forward and work with the leading regional housebuilder to meet the challenge of developing many more much-needed new homes.

Richard Beal issued the open call to highlight the opportunity for landowners, including in North Yorkshire, to join with his team in playing their full part in meeting rising targets for new homes.

It comes as local authorities accelerate the zoning of areas for residential development in their Local Plans, in response to the Government’s drive to build 1.5 million new homes by 2029.

The call is also ahead of Chancellor Rachel Reeves’ Budget on Wednesday (November 26). While much of the focus in the lead up to the Budget has been on expected tax rises, the Chancellor is also under pressure to announce measures stimulating demand in the housing market, and accelerating housebuilding, to drive growth in the UK economy.

Beal has been building new homes for almost 60 years and recently announced that more than 300 homes have now been sold at The Greenways in Goole.

Currently, Beal has three developments, totalling 625 homes, in for planning permission. Beal also has land that can accommodate a further 2,000 plots under option.

The family-owned housebuilder is keen to boost this landbank, by acquiring options on sites ripe for residential development, including in areas of North, West and South Yorkshire, all within an hour’s drive of the company’s headquarters in Hessle, East Yorkshire.

Mr Beal said: “Local authorities are urgently reviewing the housing allocations in their Local Plans, in response to the Government’s demand to accelerate the delivery of new homes.

“This reflects the pressing need for increased home building, to enable more people to get onto the housing ladder and to stimulate growth in the stagnant UK economy.

“We’re ready, willing and able to work with more landowners to bring forward developments that rise to the challenge of getting more high-quality new homes built.”

As one of the region’s few remaining independent, family-run housebuilders, Beal is ideally placed to work in partnership with landowners to increase the supply of sites for residential development.

Beal Land Director Chris Murphy said: “Unlike national housebuilders, we can make quick decisions on acquisition opportunities and be flexible in the way we structure land deals.

“The quality of the homes we build also tends to command higher sale prices, which is reflected in land values.

“Crucially, landowners we work with can be confident that we will deliver developments of exceptional quality that enhance the local community and leave a legacy that they can be very proud of.”

Beal has a track record dating back decades of working successfully with landowners, both large and small, to maximise the value of their land, steer schemes successfully through the planning process, and deliver new developments of outstanding quality.
