Exactly where hundreds of new homes are due to be built across Huntingdonshire

Planning permission has been given for hundreds of new homes at large housing development sites across Huntingdonshire in 2025.

Hundreds of new homes are set to be built across a number of large housing development sites in Huntingdonshire under plans approved this year. Most were approved by Huntingdonshire District Council, which is responsible for making planning decisions in the area.

One of the large housing sites was approved following an appeal to the planning inspectorate after the district council opposed the development.

The large housing developments approved this year include five sites of over 50 homes each. Across these five sites 524 new homes are expected to be built. Here is a breakdown of exactly where these new homes are due to be built.

115 homes – Yaxley

Developer Abbey Properties Cambridgeshire Ltd won an appeal to build 115 new homes on the edge of Yaxley. The new homes are due to be built at Livery Stable Folly Farm, off London Road. The developer said 40 per cent of the homes would be made available as affordable housing, adding that the plans offered an “excellent opportunity” to meet housing needs.

The district council had initially refused to grant permission for the development, arguing that it would “result in harm to the intrinsic character and beauty of the countryside”.

The developer lodged an appeal and the district council said it would not fight against the plans after it said more information had been provided to address concerns. The planning inspector who considered the appeal agreed that permission should be granted for the plans.

As an outline planning application, more detailed plans for the development will still need to be submitted and approved by the district council before work can start to build the new homes.

120 homes – Houghton and Wyton

Councillors agreed to support an outline application for 120 new homes to be built between Houghton and Wyton and St Ives. The homes are proposed to be built on land off Houghton Road. Of the 120 homes, 48 are proposed to be made available as affordable housing.

The development was put forward by Homes England which said there is a “pressing local need” for the new homes. Like the Yaxley homes, as an outline planning application more detailed plans will need to be submitted and approved by the district council before they can be built.

81 homes – Great Stukeley

The district council approved detailed plans for 81 new homes to be built on land off Spittals Way and Ermine Street in Great Stukeley in November. The plans for the homes were submitted to the district council by Bloor Homes Ltd, and are due to range in size from one bedroom up to four bedrooms.

The homes form part of a wider development of up to 1,000 new homes, which was granted outline planning approval last year.

Of the 81 homes, 33 are proposed to be made available as affordable housing, including a mix of rented homes and shared ownership homes. The application was approved after planning officers said the development would “provide a good quality residential environment”.

143 homes – Great Stukeley

Plans to build a further 143 homes on land off Spittals Way and Ermine Street in Great Stukeley were also approved in November. Like the previous application for 81 homes, the planned 143 new homes will form part of a wider development of up to 1,000 homes.

This application was also submitted to the district council by the developer Bloor Homes Ltd. Of the 143 homes planned, 46 are proposed to be made available as affordable housing, including a mix of rented homes and shared ownership homes.

Planning officers at the district council said the housing mix proposed at the development would “help achieve a sustainable, inclusive and mixed community”.

65 homes – Kimbolton

Proposals for a development of 65 new homes on the edge of Kimbolton were approved towards the end of the year. The homes are due to be built on farmland off Stow Road. The developer, Bloor Homes, said 26 of the homes will be made available as affordable housing.

The development faced some backlash from people living near the site, but the plans were ultimately approved after councillors said they could not see a planning reason to oppose it.
