Manchester city centre road named UK’s second most expensive street to rent in 2026

The average rent price is a staggering £12,500 per month

A renowned road in Manchester city centre has been named amongst the most expensive streets to rent a home in the UK. With rents still rising across the country, where you live can make an extraordinary difference to what you pay – even down to which street you live on.

To find out the UK’s priciest streets, mortgage brokers at Mortgage Lane analysed around 3,000 recent property listings from each of the 40 largest UK cities using data from OnTheMarket. For each street, only the highest-priced listings were considered to ensure the research reflected the very top end of the market.

When it comes to renting, the highest rent prices outside of London are found on Helmdon Road in Freemans Meadow, Leicester, which tops the ranking with an average monthly rent of £14,473. The area is known for large, modern homes offering privacy and space.

In second place comes Deansgate, an extremely popular road in Manchester, known as a major city-centre hub for shopping, dining, nightlife and landmarks like Beetham Tower, John Rylands Library and Spinningfields. Home to luxury apartments inside the likes of Deansgate Square with immediate access to shops, restaurants and nightlife, rents average £12,500 per month.

Oxford comes in at third place with Belbroughton Road, where average rents reach £11,500, as well as Hanover Street in Edinburgh joint which has strong demand from professionals and international tenants. Also in Edinburgh, William Street ranks fifth at £11,000 per month, benefitting from a central location and desirable period properties.

Meanwhile, two other Manchester roads also made the list as the most expensive streets to rent in the UK. In 21st place was Bankside Boulevard with an average rent of £8,000 per month, whilst Manchester Square Gardens came in 30th place where rents cost £6,750 on average.

The most expensive streets to buy a home in 2026 have also been revealed, with Charlbury Road in Oxford topping the list with an average house price of £6.68 million. The street’s combination of historic character, green surroundings and proximity to world-renowned academic institutions makes it one of the most desirable residential addresses in the country.

Second place goes to Kings Road in Reading, where average prices reach £6.45 million. Strong transport links to London and a growing local economy have helped push values higher, particularly for large, high-spec family homes.

North Mossley Hill Road in Liverpool ranks third, with properties averaging £6 million. The street highlights Liverpool’s thriving luxury housing market and remains popular with affluent families seeking spacious homes.

In 29th place is New Bailey Street in Manchester, which has an average house price of £2,738,000.
