Marske dentist to add new extension after planning approval

The application on behalf of Genix Healthcare considered by Redcar and Cleveland Council  and approved last month would increase the internal floorspace available and also allow for the reconfiguration of the ground and first floor rooms of the dental clinic in The Wynd.

Only one representation was made to the local planning authority over the plans from a resident living in Marske High Street who said he was concerned the extension would have privacy impacts.

He also complained about a potential increase in commercial waste bins associated with the premises.

A council officer’s report said land immediately to the rear of the building consisted of a grassed area which contained a shipping container at the time of a site visit last year and an area of hardstanding on which a vehicle was parked.

The report explained: “The proposed single storey extension proposes to extend and square off the rear elevation. 

“The extension will have a flat roof 3.1m high. The rear elevation will contain two windows.”

The officer wrote that the extension would not be readily visible outside of a private car park used by the premises and would also be in keeping with neighbouring single storey flat roofs.

The report said neighbouring attached buildings to the east and west of the site were commercial in nature and there would be no detrimental impact on these occupiers.

Addressing the resident objection, it said the properties were separated by a 1.8m high boarded fence and car park.

The report said: “The proposed rear elevation will contain two windows [but] it is considered the potential for overlooking will be limited due to the nature of the dental surgery use.

“Nevertheless, due to the limited separation distance a condition will be included to ensure the windows contain obscure glazing.”

It said there was an area for bin storage and the plans would not build over all of the applicant’s land to the rear, meaning sufficient storage space was available.
