Scarborough caravan park's new sales office approved

Merry Lees Caravan Park can construct a “modern, energy-efficient sales centre” at its park on the east side of the A64, around 3km south of Seamer and 8km southwest of Scarborough.

The redundant barn, which will be demolished, is a “dilapidated building located at the entrance to the caravan park”, approximately 30m from the junction of the A64 Spital Road.

According to submitted plans, the new building will provide a reception, sales office, staff room and kitchenette, bathroom, and store cupboard.

It will be single storied with a hipped roof, and a height of approximately 5.4 metres.

“The proposed redevelopment of the old barn store at Merry Lees Caravan park is a forward-thinking response in utilising underutilised rural assets,” submitted plans state.

They add: “By demolishing an obsolete barn and replacing it with a modern, energy-efficient sales centre, the project not only addresses the client’s needs but also enhances the site’s functionality, aesthetics, and environmental performance.”

Planning officers said that the development, at the established holiday caravan park, was unlikely to cause “detrimental impact on its countryside location”.

They added that the “design of the building, its form, scale and massing are respectful of the character of the site”.

Officers concluded: “Whilst the proposal is of an increased footprint to the existing barn, it is considered the new building would sit neatly within the curtilage and be of an appropriate scale in relation to the wider area.”

The application was approved by North Yorkshire Council, subject to conditions.
