The historic country stables with planning permission for a ‘hamlet’ of homes

It’s hidden away in Wales’ most expensive county and is on the market for £1.8m

Nestled into the glorious Monmouthshire countryside is a historic site that can offer an owner a distinctive past but also potentially an exciting future.

At what could already be described as a ‘mini hamlet’ there are dwellings already onsite to explore; Fisherman’s Cottage and Stables House, both three-bed homes plus The Arches, a two-bed apartment.

The two large buildings on the site are called North Range and South Range and are part of the site known as Llangybi Castle Farm, tucked away off a smaller A-road that meanders through the stunning Vale of Usk.

Days spent exploring this landscape on foot, bike or horse and the enticement of river-based activities, especially in and around the nearby River Usk, are all on the doorstep of this intriguing collection of properties for sale.

There’s the temptation of golf too, with choices including nearby Woodlake Park Golf Club or the courses at Celtic Manor just outside Newport, famous primarily for hosting the dramatic 2010 Ryder Cup on its Twenty Ten Course.

Back at the farm buildings for sale and future potential development, there’s a lot of history as well as property to discover. The North Range was Grade II listed in 2002 by Cadw as ‘a well preserved early C18 service range from an important historic estate, which has group value with the adjoining south range’.

For a former farm estate building it has a more interesting history than most. The listing states that the building was constructed around 1700 to form part of the formal approach to the contemporary Llangybi Castle House, which was demolished in 1951.

This building was the stables and kennels of the Llangybi hunt, with most of the upper floor devoted to pigeon houses. The stables were refitted in the mid 19th century and it remained in use until the present hunt kennels were built and is now partly converted to an estate worker’s house.

It is recorded that the estate was mortgaged to John Hanbury of Pontypool Park in 1699, presumably to pay for the new house and service ranges, and this mortgage was not paid off until 1761.

Listed at the same time as its similar looking neighbour, South Range is described by Cadw as being ‘the stables and coach-house for the castle with haylofts over’ and is noted as being worthy of listing for the same reason as North Range. According to the estate agent selling the buildings they come with ‘full planning permission granted to residential development’.

Within North Range the consent is said to be the conversion of a slice of the building from a two-storey, traditional stable into a three-bed, two bathroom dwelling. Over at South Range, the agent states that the traditional coach house block has got planning permission granted for residential development for two, three bedroom, two bathroom dwellings.

In addition there is a small stone building, bull shed and lean-to building which also has planning permission granted for residential development, according to the agent.
