Developer eyes up field on village edge to build new ‘starter and family homes’

Outline plans to build up to 37 new homes in Doddington have been submitted to Fenland District Council

Up to 37 new homes could be built on a field on the edge of Doddington, including ‘starter and family homes’. The homes are proposed to be built on a field to the south of Wimblington Road, opposite Beech Avenue.

The site is currently a grass field with a small “remnant orchard”. The plans to develop the land have been put forward by the Diocese of Ely, which has asked Fenland District Council for outline planning permission to build up to 37 new homes.

The homes are proposed to be a mix of two-bedroom ‘starter homes’ and maisonettes, as well as three and four-bedroom houses. The plans suggest that between 20 to 25 per cent of the homes could be made available as affordable housing, which the developer said would equate to around seven to nine of the homes.

The plans said: “The site is not a remote incursion into the open fen, it is a logical ‘rounding off’ of the settlement, filling a gap between the ribbon development along Wimblington Road and the consolidated built form of the village core.”

Alongside the proposed homes, the developer has said the remnant orchard will be kept and enhanced, in order to be “preserved as a community asset and ecological haven”.

A “substantial area of open space” is also proposed to be created, which the developer said would act as a “landscape buffer to the open countryside”, while also being a place people could use recreationally.

The developer said the development would create “no adverse impacts that would significantly and demonstrably outweigh” the benefits provided by the new homes and an increase in biodiversity on site, and therefore asked the district council to approve the plans.

If the district council does decide to approve the outline application, further more detailed plans will still need to be submitted and approved before work to build the new homes can start.
