Plans have been submitted to replace 17 homes at the Sutton Park development on the edge of Wisbech with 50 new homes.
A developer who is currently in the process of building hundreds of new homes on the edge of Wisbech has set out plans to build more.
Flittermere Developments Ltd has said it wants to replace 17 larger homes it had planned to build at the Sutton Park development with 50 smaller homes.
Fenland District Council granted planning permission in 2019 for 221 new homes to be built on land off Sutton Road in Leverington. The developer said most of the first phase of the development has now been built and sold.
The latest plans submitted to the district council explained that the housing demand in the area had changed since the initial plans were approved, due to “a number of very significant economic and social changes”.
They said the larger homes that had been built at the site had been difficult to sell “due to macroeconomic circumstances”. However, they said the demand for smaller family homes had been “very strong”.
The developer said they were therefore asking for permission to modify part of the development to reflect this change in demand.
Instead of building 17 four and five-bedroom homes in the northeastern part of the site, the developer said they want to build 50 two and three-bedroom homes.
The plans said: “The proposal is in response to changing market conditions which have occurred post the grant of the initial planning permission.
“The larger homes on the original permission were not popular with purchasers and consequently this application seeks a change in house types to replace the large homes with smaller two to three-bedroom homes which are evidently more in tune with housing need and purchasers demands.”
The developer said the three-storey townhouses within the previous permission had also been removed as they were “too expensive to build” and were “not popular with purchasers”.
