Bridges Fund Management and Opus North have completed a deal to let a 10,000 sq. ft. unit at their Harrogate 47 development, by the A1 (M) between Knaresborough and York to global business Restrain Company Limited (Restrain).
Restrain, a global leader in the potato storage industry, has agreed a 10-year term to lease the unit, which will become its new UK HQ.
The company says this move marks a return to the company’s roots, strengthening its presence in the UK while supporting its rapidly growing global operations.
The new facility features larger, modern premises for the firm designed to optimise operations and enhance distribution efficiency as its global network continues to expand.

The deal completes as construction works conclude on the first phase of development at Harrogate 47, with the delivery of circa 106,000 sq. ft. of speculatively developed Grade A, flexible business units.
Appointed contractor Stainforth Construction has completed two terraces of flexible business units ranging in size from 5,570-12,132 sq. ft., plus three detached units from 10,000-21,409 sq. ft. – one of which is now occupied by Restrain.
The units are situated on a 45-acre site near Harrogate at J47 of the A1(M) in North Yorkshire, which in total comprises more than 600,000 sq. ft. of employment space for industrial, logistics, hi-tech and office uses, as well as amenity uses, within a landscaped environment.
Planning permission was secured from the former Harrogate Borough Council for the low-carbon scheme, which is targeting BREEAM ‘Excellent’ and has the potential to support 2,000 jobs.

The next phase of construction work is due to commence shortly, which will facilitate and service the next tranche of development.

There are chronic shortages of new space of like this in the region, and we are seeing keen interest in the available units.”

Usually, older age is a risk factor for cancers. That’s partly why most cases occur in over-50s. In fact, a third of cases are found in people aged 75 and over.
But according to new research published in BMJ Oncology, two cancers have bucked that trend in England: ovarian and bowel cancers are rising only in younger adults (those under 50).
Meanwhile, multiple other cancers were rising faster among younger people than those over 50, though cases were still increasing for both groups.
Which cancers are rising among younger adults in England?

Researchers looked at data from the National Disease Registry Service. They found that between 2001 and 2019, incidences of 16 out of 22 cancers in younger women, and 11 out of 21 cancers in younger men, went up “significantly”.
There were 11 cancers that had known behavioural risk factors for younger people and saw especially high rates. These included:
thyroid,
multiple myeloma,
liver,
kidney,
gallbladder,
pancreatic,
womb lining (endometrial),
mouth,
breast, and
ovarian cancers.
People over 50 saw incidence rates of nine of these increase during this period, too.
Bowel and ovarian cancers were the exceptions: they only seemed to rise among under-50s.
Endometrial, kidney, pancreatic, multiple myeloma and thyroid cancers, however, “increased significantly faster in younger than in older women, while multiple myeloma increased faster in younger than in older men,” a BMJ press release reads.

Why are these cancer rates rising?
This was an observational study, meaning we can’t say from its data that one thing caused another.
Aside from mouth cancer, the researchers noted that all of the 11 cancers were linked to obesity. Six (liver, bowel, mouth, pancreas, kidney, and ovary cancers) were linked to smoking, while four (liver, bowel, mouth, and breast) are associated with a high alcohol intake.
Bowel, breast, and endometrial cancers are linked to physical inactivity, and bowel cancer is associated with dietary habits like not eating enough fibre and consuming too much red meat.

But the researchers note that with the exception of obesity, younger people have done better or the same as their older peers on these metrics in recent years. Red meat consumption has been down by about 7% in recent years: most of us are eating more fibre, or the same amount, as we did before 2009.
“These patterns suggest that while similar risk factors across ages are likely, some cancers may have age-specific exposures, susceptibilities, or differences in screening and detection practices,” the researchers write.
And plenty of the factors people have previously suggested as a possible cause of rising cancer rates among younger people – including ultra-processed foods, childhood obesity, physical inactivity, antibiotic use, sweetened drinks and air pollution – have “shown stable or declining trends in the last decade”.
In short, it’s a bit of a head-scratcher.

The experts think it could be down to a range of factors
The study authors wrote that they didn’t look at all the possible causes of these increases, adding that there might be more than one reason rates have gone up.
“Other contributing factors not evaluated here, for example, reproductive history, early-life or prenatal risk factors, and changes in cancer diagnosis and detection practices, may also play a role,” they said.
“Although overweight and obesity are linked to 10 of the 11 cancers evaluated and account for a substantial proportion of cancer cases, both BMI-attributable and BMI-non-attributable incidence rates have increased – though the latter more slowly – suggesting other contributors,” they added.

The scientists also said that changes to our gut microbiome might be a factor worth investigating.
But it’s important to remember that the majority of cancer cases still happen among over-50s, they added.
“Although increases in cancer in younger adults are concerning, the absolute burden remains far higher in older adults, underscoring the public health and clinical importance of studying risk factors across all ages.”

Officers from the Bolton South Neighbourhood Team were patrolling Highfield area and stopped a vehicle in the Highfield area on Monday due to the ‘manner of driving.’
One person tried to flee but was quickly detained and found to be carrying a large machete.

King Charles wanted to acknowledge victims of abuse in his joint address to Congress, including those allegedly abused by Jeffrey Epstein, the palace has said.

Police today released an image of two women who ‘might be able to assist us with our inquiries’.

A body language expert has revealed how Donald Trump and King Charles quickly got over pre-match nerves as they met amid tensions between the US and UK.
The President and First Lady welcomed the King and Queen to the White House with pomp and circumstance, ahead of a bilateral meeting between Charles and Trump on Tuesday.
The King stepped from his car to be met by Mr Trump and the first lady Melania Trump, who was wearing one of her trademark wide brimmed hats.
Derek Heron, a body language analyst and certified hypnotherapist, told Metro: ‘Both Trump and King Charles had a slightly nervous start to the meeting.

‘Charles touching has jacket several times.
‘This can be a self- reassurance gesture. Trump was doing a lot of nervous hand-clenching. This is a self-reassurance mechanism.
‘Charles appeared more relaxed when he laughed and smiled as he began greeting his own staff and then made way for Trump to meet his staff.
‘There was a little bit of uncertainty from both Trump and Charles with stiff postures and lots of reassuring self-touching.’

The King then inspected the military guard of honour before the speeches got underway.
A large number of military units took part in the ceremonial welcome from the United States Marine Corps Honour Guard to, for the first time at a White House event, the United States Space Force Honour Guard.
The rainy weather eased shortly before the royal party arrived, and presidential staff rushed out to wipe the chairs waiting for the King, Queen and the Trumps, ready for the open-air ceremony.
Mr Heron said: ‘Both Trump and King Charles walked with confidence at a good speed with steady strides and upright postures.

‘This was something they were comfortable with and helped settle the initial nervousness a little. Trump appeared more settled than the King.
‘King Charles was still doing a lot of jacket touching, reflecting that he hadn’t fully relaxed, although more settled than earlier.’

Trump began his speech with a barb about the weather: ‘What a beautiful British day this is.’
He lavished praise on Charles, saying it was a ‘tremendous privilege to host’ him, adding he was a ‘very elegant man’.
Trump also revealed his mother had a crush on ‘cute’ young Charles in an awkward exchange at the White House.

On Trump’s speech, he said: ‘It’s very obvious that Trump stood to address the audience a little too early and had to stand and wait until he was announced. Typically, Trump was unfazed.
‘King Charles tried to contain a wince as Trump slurred the word ‘Windsor’ at the start of his speech.
‘There were many times when King Charles genuinely listened and thought about Trump’s words
‘There were a few moments when King Charles felt a little confused by some of Trump’s remarks, as he sometimes struggled with the script but in general he hid it pretty well.

‘This was indicated by lots of head turns and postural adjustments.
‘King Charles was completely caught off guard with Trump’s remark about his mother thinking he was cute as a boy but he handled it well with a smile and a neutral gesture of acknowledgement. This is the king after all!

Mr Heron said: ‘There’s lots of engagement between Trump and King Charles. King Charles is initiating the majority of the conversations.
‘They seemed much more relaxed at this point although both still displaying very rigid postures but given the formality of the occasion and being in full public view this is not unusual. Hand gestures from Trump during the chats indicate a more relaxed attitude.
‘King Charles was eager to get indoors after the parade moving towards the doors to get inside very quickly at the first hint that the parade was over. He may have felt cold and a little damp or just a little bored. It’s difficult to say.’
There will also be a private exchange of gifts between the Monarch and the US President ahead of a bilateral meeting between the pair.
