Whitby holiday let to be converted into residential house
A seven-bed holiday let in Whitby will be turned into residential accommodation after plans were approved by North Yorkshire Council.
The property at 2A Love Lane includes an annexe which the applicant said would be used by family members or carers “unless the annexe is vacant for a prolonged period and then the annexe will be used as a short-term holiday let”.
Planners considered the loss of holiday accommodation and the impact on tourism.
However, a letter submitted by the applicant “demonstrated that the overall demand for this type of accommodation has already been met in Whitby”.
The letter stated that “as of 2026, Whitby features over 1,130 active AirBnB listings and approximately 1,340 hotels and places to stay listed on major booking platforms, and while demand in Whitby is strong, occupancy data from early 2026 shows a typical rate of 55 per cent for short-term rentals”.
Officers concluded that due to the “small scale of the loss and the lack of overall demand”, the conversion would not have an adverse impact on the provision of guest accommodation in Whitby.

The site benefits from a large, paved driveway and garden to the rear of the site and to the north west is Whitby Golf Club. The property lies within the town development limits but is outside the conservation area.
Planners said that the proposed self-contained two-bedroom annexe would provide accommodation associated with the main dwelling and would also be used as a short-term holiday rental if vacant for more than three months.
However, the council placed a condition to ensure that the annexe “cannot be occupied as a separate dwellinghouse or as a long-term rental”.
The application was approved by North Yorkshire Council, subject to conditions.
